Oakland Piedmont Berkeley Real Estate Market

The recent news in the media about the Real Estate market projected to go up at a rate of 4% each year for the next 4 years has really activated our local market.  Many cities in the East Bay, including real estate in Oakland , real estate in Berkeley , real estate in Piedmont , Kensington, Alameda, Albany and El Cerrito have seen a significant increase in sales. In May sales are up as much as 40 % over May 2011, with most sold properties selling within 10-20 days and multiple offers!!   Last week a cute Mediterranean style home came on the market in a desirable location, nestled between Harrison and Broadway.  It was priced low and there was a great deal of interest, the listing agent told me he received 50 offers!!  That number of offers is not usual– but in the last month most properties on the market have had intense interest at the Oakland and Piedmont Sunday Open House and many agent showings with a result of 2 to 9 offers being submitted.

For sellers this is GREAT NEWS, an indication that the market is shifting from a buyer’s to a seller’s market.  Just not enough inventory on the market to meet the buyer demand.  The sellers have been hesitant to list their properties because the market is down plus there are fewer short sales and bank owned/REO’s coming on the market.  If you’re a seller this may be the perfect time to get your home ready and listed.

For buyers it is TIME TO JUMP IN & THINK CREATIVELY.  To be competitive with other buyers your offer needs to stand out from other offers to make it the compelling one the seller wants to choose. There are several ways to structure your offer that I have found works well. I would be happy to share these ideas with you.
